Thanks.  We had to take the tank off to replace the flush valve, so we replaced the rest of the inner works while we had it all taken apart.

It works fine now and there are no leaks.

Today I finally caught the evil chipmunk that has been burrowing around the foundation of the house.
Caught him in a havahart trap. Here he is just beofre being dropped off deep in the woods 25 miles from my house.
